Hyderabad's Raidurg Plot Auctions Set New Real Estate Record
Hyderabad: A recent auction orchestrated by the Telangana Industrial Infrastructure Corporation (TGIIC) has set a new benchmark in the real estate sector, with a 5.38-acre plot in Raidurg selling for an impressive Rs 269 crore per acre. The auction took place on Friday and resulted in a total revenue of Rs 1,447.22 crore from the sale.
This auction follows closely on the heels of another successful sale a week prior, where a different plot, Plot P1, was sold for Rs 1,386 crore, amounting to Rs 264 crore per acre. Together, the two significant transactions have yielded a total of Rs 2,833.22 crore from an overall area of 10.63 acres, achieving an average price of approximately Rs 266.53 crore per acre. Notably, the latest bid represented a 52.3 per cent markup over the reserve price.
The buyer, Vamsiram Builders, has highlighted the increasing demand for property in the rapidly developing Raidurg corridor. K. Shashanka, the vice-chairman and managing director of TGIIC, remarked that the outcome of these auctions reflected both confidence from investors and the potential for Hyderabad to grow as an attractive business and investment hub.
“The exceptional realizations achieved demonstrate the strength of demand for strategically located land and the significant value that can be unlocked through transparent and competitive price discovery,” Shashanka stated. He further noted that the results were indicative of the Telangana government's supportive policies aimed at fostering investment and infrastructure development within the region.
The auctions were facilitated via the MSTC e-Auction platform, with JLL acting as the exclusive transaction adviser, providing market positioning, investor engagement, and competitive price discovery services. TGIIC has underscored that these auctions are part of broader land monetisation initiatives intended to derive value from public assets through competitive processes.
The developments in Hyderabad's real estate market signal a renewed investor interest, as evidenced by the lucrative sales figures recorded in the recent auctions. Such activity not only showcases the area's attractive investment landscape but also reflects a growing confidence in its infrastructural advancements and potential for future growth.
