PM Modi Opens Delhi-Dehradun Expressway to Enhance Connectivity
On April 14, 2026, Indian Prime Minister Narendra Modi inaugurated the Delhi-Dehradun Expressway, a six-lane highway project worth ₹12,000 crore. This newly constructed 213-kilometre access-controlled corridor aims to reduce travel time between Delhi and Dehradun from six hours to approximately 2.5 hours, thus enhancing regional connectivity.
The expressway runs through vital areas in northern India, including the states of Delhi, Uttar Pradesh, and Uttarakhand. Along its route, it connects key towns such as Baghpat, Baraut, Shamli, and Saharanpur before reaching Dehradun. Additionally, the corridor integrates with major national highways, including the Delhi-Mumbai, Delhi-Katra, and Delhi-Meerut expressways.
Real estate experts have noted that the improved infrastructure will likely have a significant impact on the property market along the expressway. Areas such as Muzaffarnagar, Saharanpur, and the outskirts of Dehradun are expected to experience heightened demand for various types of real estate, including land, logistics, and warehousing spaces. As travel time decreases, these regions may become more attractive for residential properties, particularly luxury second homes with increasing demand from buyers seeking weekend retreats.
Santhosh Kumar, vice chairman of ANAROCK Group, commented, "The Delhi-Dehradun Economic Corridor will significantly boost real estate valuations in North India. Upgrades to major connectivity projects result in shortened travel times, which reinvigorates demand for residential and commercial real estate along the corridor."
Industry insiders predict that property values in Delhi-National Capital Region (NCR) areas could appreciate by 15% to 25% over the next 18 to 24 months due to the expressway’s development. This includes a surge in interest for plots, villas, and holiday homes as the expressway enhances accessibility to these regions.
The expressway's benefits extend beyond residential real estate; it is also expected to advance commercial property and logistics along its route. Industrial parks in the regions of Baghpat and Ghaziabad are projected to create significant employment opportunities, further enhancing the residential real estate market, according to analysts.
Phased construction of the expressway began in February 2021, with multiple sections completed over the years, making it a pivotal infrastructure project in the region’s transformation. Overall, this expressway is anticipated to have a profound effect on both the economic landscape and the real estate market in North India over the coming years, potentially altering its geography dramatically.
